Living in Cow Hollow
Tucked between the Marina and Pacific Heights, Cow Hollow gets the best of both — Marina sun and energy with a touch of Pac Heights polish. Once literal dairy pastures (hence the name), it's now one of the most charming and walkable corners of the city, anchored by the boutiques, restaurants, and wine bars of Union Street.

The vibe
Upscale but relaxed. Union Street is the centerpiece — a mix of independent shops, wine bars, brunch spots, and patios that feels like a village within the city. Smaller in scale than the Marina, quieter than Chestnut on a Saturday, and a notch more grown-up. Most evenings end with a walk down a Victorian-lined block, past a flower shop and three places you'd happily eat at tomorrow.

Parks & outdoors
Cow Hollow sits between two of the city's best outdoor amenities. North you drop down to Marina Green and the Bay Trail running west to Crissy Field and the Golden Gate Bridge. South and west, the Lyon Street Steps are the city's most famous stair workout, climbing from the Presidio wall straight up to Pac Heights with bay views the entire way. The Presidio trails are 5 minutes by foot. Alta Plaza in Pac Heights is the closest hilltop park.

Getting around
Like the Marina, transit-light — no Muni Metro or BART. The 41 Union and 45 Union/Stockton buses cover Union Street east into Chinatown and FiDi; the 22 Fillmore picks up to the south. Biking is easy on the flats. Many residents keep a car, so weigh parking (some buildings include garages — a real value-add) and commute before signing.
Renting here
Charming Edwardian and Victorian flats dominate, often with great light, period details, and bay windows. A meaningful share have garage parking, and you'll see more 2–3 bedroom flats than the city average. Rents sit at the higher end, similar to the Marina. It's a sweet spot for groups wanting character, walkability, and sun without the busiest stretch of Chestnut on a Saturday night.
Best for: walkable charm, Union Street dining, Marina sun, and a quieter, more refined pace.
